  1. Keller Williams Real Estate website – With over 90% of today’s buyers searching for a home online having a user-friendly website is critically important to getting your home sold. Being the number one brokerage in the country provides exceptional exposure for your property once it is listed in MLS. Our website is also designed to allow an easy property search on all Mobile devices (phones, tablets or computers).
     
  2. Once in MLS the listing is syndicated to over 60 well known global real estate websites (i.e. Zillow, Trulia, Realtor.com, Homes and Land, etc.).
     
  3. Realtor.com and Zillow are considered one of the most engaging websites today’s Buyers will use. Keller Williams has a strategic paid marketing position with these sites providing listing enhancements that allow for additional photos, more detailed property descriptions, etc.
     
  4. Social Media – Facebook is a dominate traffic site for social media users. We have multiple Facebook pages, both through Keller Williams public page, private agent groups and my individual pages which provide an additional avenue for online traffic further promoting property listings.
     

2. Luxury Property Marketing and additional Advertising Materials and Resources

  1. Keller Williams Luxury International – This advertising program reaches an affluent audience. Exposure is regional, national, and global through it’s Luxury International website and publications such as Wall Street Journal, The James Edition, Barron’s Group, Penta, Unique Homes and KW Luxury International magazine.
     
  2. Mansion Global – Mansion Global offers additional exposure for a global reach when marketing properties listed at $750,000 or above. Your home becomes part of the Global Mansion comprehensive marketing and is featured on their international website with billions of dollars of luxury real estate listings as well as other resources that may help attract an international luxury buyer.
     
  3. Professional Photos & Video Brochure – A professional photography company is hired to do an exclusive photo shoot of your home. Along with top of the line equipment they use the newest software to make for the brightest and crispest photos showcasing your home’s features. A virtual tour/video brochure will be created for your property as well. This will be listed on all sites and social media channels and made shareable for you to share to your friends and family via social media or email.
     

3. Other Marketing and Sales Tools

  1. Traditional print advertising – Available publications include Tampa Bay Times, Greenbench, St. Pete Life, St. Pete Downtown Newsletter, Bay magazine, Tampa Bay Magazine, and more.
     
  2. Direct Mail or an Email Campaign – We can either mail direct or email to our extensive database of agents and potential buyers.
     
  3. Word of Mouth – Being a local industry leader, I have a vast string of connections throughout the market Many other agents constantly reach out to me to find out if I have any upcoming listings that might. Fit their buyer’s needs.
     
  4. Brokers Open House – this can provide and opportunity for all brokers/agents to preview a property. This allows the other agent to get a feel for the house and it will stay top of mind for them for any potential buyers they may have. A lunch or cocktail reception is organized with all details handled by us.
     

4. Additional Important Details for Marketing and Selling Your Property

  1. A Personalized Showing Brochure – containing pertinent details on the property will be created for each showing so that the prospective buyer has a Take-Away that will help them recall details about your property.
     
  2. Every Showing will be conducted personally.
     
  3. Feedback from every showing will be provided within 24-48 hours.
     
  4. Weekly in-house sales meetings provide opportunities to pitch a property amongst our fellow Keller Williams agents.
